Property Drug Residue Testing & Cleanup

A standard home inspection may reveal structural, electrical, plumbing and moisture-related problems, but it does not normally test for trace residues left by illicit drug use or drug production.

 

SceneSafe provides on-site surface drug residue testing for homebuyers, property owners, real estate agents and home inspectors. Our testing can help identify whether selected areas of a property (such as walls, floor, ceiling and HVAC system) contain detectable drug residues before a purchase, sale, renovation or occupancy decision is made.

Drug residues remain on walls, floors, carpets, countertops, HVAC components and other surfaces after drug use, handling or production. These residues may not be visible and remain even after ordinary cleaning, painting or renovation.

 

Testing may be valuable when a property has an uncertain history, signs of unusual activity, unexplained staining or chemical odours, used drug paraphernalia, extensive security modifications, or other information suggesting drug-related use.

 

Drug overdose cleanup and assessment

Following an overdose incident in a home, rental unit or other property, Scenesafe can assess suspected drug contamination, test surface residues and provide cleanup. Work begins only after police or the responsible authority have released the scene and access has been authorized.

 

Police, other public agencies, property owners and property managers can contact us to discuss the site, assessment needs and cleanup scope.

We collect samples from selected areas of the property based on its history, observed conditions and the concerns identified during the assessment.

Methods may include rapid surface screening kits and Field MS for preliminary results. Depending on the method and project, target substances may include methamphetamine, cocaine, fentanyl and other drug residues. Each method has its own target substances, detection limits and potential interferences. Laboratory analysis may be needed to confirm a screening result.

The sampling plan can include walls, floors and accessible HVAC components where residues may have been deposited. Field MS is used for powders, surfaces and liquids, not human samples.

Our Field MS is our own-brand ScenoMS instrument, supplied by specialist manufacturing partners. We do not use other brands' portable MS or IMS equipment for this work. Hands-on testing and comparisons give us confidence in its accuracy, sensitivity and performance. Field findings go back to our suppliers and manufacturers to support continuing product improvements.

Our service can be arranged as a separate assessment or coordinated with a conventional home inspection. The findings may help buyers make a more informed decision, help sellers investigate a suspected issue before listing, and allow home inspectors or real estate agents to refer concerns that fall outside the scope of a standard inspection.

 

When residues are detected, additional sampling, laboratory confirmation or a decontamination service may be recommended, based on the case.

Scenesafe's proprietary cleaning method has delivered much faster cleaning and more effective drug residue removal than conventional spray extraction alone in our field work, including on porous carpets and fabric upholstery. The specific method remains commercially confidential. We select treatment according to the affected materials and conditions at each property.

 

Where Scenesafe carries out decontamination, completion requires negative post-cleaning results for the target substances at the sampled locations. We also provide testing after cleanup by another provider.

 

Our written report records the areas sampled, methods used and results obtained, with any recommended next steps.

 

Results apply to the sampled locations, target substances and methods used. Test results alone do not determine health risk, certify occupancy safety or establish when residue was deposited or who was responsible.
