Drug Residue Testing for Real Estate Transactions

A standard home inspection may reveal structural, electrical, plumbing and moisture-related problems, but it does not normally test for trace residues left by illicit drug use or drug production.

SceneSafe provides on-site surface drug residue testing for homebuyers, property owners, real estate professionals and home inspectors. Our testing can help identify whether selected areas of a property (such as walls, floor, ceiling and HVAC system) contain detectable drug residues before a purchase, sale, renovation or occupancy decision is made.

Drug residues remain on walls, floors, carpets, countertops, HVAC components and other surfaces after drug use, handling or production. These residues may not be visible and remain even after ordinary cleaning, painting or renovation.
 

Testing may be valuable when a property has an uncertain history, signs of unusual activity, unexplained staining or chemical odours, used drug paraphernalia, extensive security modifications, or other  information suggesting drug-related use.

We can collect samples from selected areas of the property based on the specific concerns identified during the on-site assessment.

Our testing methods may include rapid screening kits and field mass spectrometry equipment (SMFS1001) for timely preliminary results. Depending on the property history, observed conditions and client requirements, testing may target trace residues associated with commonly misused substances, including methamphetamine, cocaine, fentanyl, heroin, synthetic opioids and other drugs that may be heated, smoked or otherwise vaporized. Combination of immunoassay screening kits and high-resolution on-site tandem mass spectrometry can help reduce the false-positive rate associated with using screening kits alone, while providing more precise, high-resolution identification of substances that immunoassay panels may not be able to distinguish. This approach balances analytical sensitivity with the goal of reducing the potential complications associated with false-positive results.

The testing plan can be customized to the property and may include surface sampling from areas where heated or vaporized substances could have been prepared, used or deposited.

Our service can be arranged as a separate specialized assessment or coordinated with a conventional home inspection. The findings may help buyers make a more informed decision, help sellers investigate a suspected issue before listing, and allow home inspectors or real estate professionals to refer concerns that fall outside the scope of a standard inspection.

When residues are detected, additional sampling, laboratory confirmation or a decontamination service may be recommended, based on the case.

SceneSafe provides a written summary of the areas sampled, the methods used and the results obtained. Results indicate whether the targeted substances were detected above the applicable screening threshold at the sampled locations.

Drug residue testing cannot, by itself, determine when or how a substance was deposited, identify the person responsible, or conclusively establish that a property was previously operated as a “drug house.” It also cannot determine the potential health effects of detected residues, which may depend on factors such as the substance, concentration, location, duration of exposure and individual circumstances.

Testing results should not be relied upon as the sole evidence for accusing or pursuing legal action against any person. SceneSafe’s role is to objectively document and report the facts observed and the results obtained from the sampled locations. Any legal, regulatory, health or remediation decisions should be made with advice from appropriately qualified professionals.
